Frequently asked questions

Straight answers, in the same plain terms as the forms. If your question is not here, write to support@formsforlandlords.com.

Can I get a refund?

No. All sales are final, and no refunds are offered on digital downloads. A downloaded form cannot be returned, so please read the product description carefully before buying — each one states exactly what is inside, what is left blank, and what the product does not do. If a file arrives corrupted or incomplete, write to us and we will replace the file; that is a delivery fix, not a refund.

Are these forms legal advice?

No. These are templates and plain-language guides. Forms for Landlords is not a law firm, nothing we sell is legal advice, and no product has been reviewed or approved by an attorney. Templates cannot take the place of a licensed landlord-tenant attorney in your state reviewing your completed document — and for the pre-filing notices especially, that review is worth having.

How do the state law blanks work?

Landlord-tenant law is mostly state law, with local rules on top. Items that the law controls — notice periods and how days are counted, deadline dates, which charges may be demanded, how a notice may be delivered, deposit caps, holding rules, and return deadlines — are left as clearly marked blanks in the state-neutral products, because filling them in with one state's numbers would make the form wrong everywhere else.

Every form carries a printed section titled “STATE LAW CHECK — COMPLETE BEFORE USE” listing exactly what to verify for that form in your state, county, and city, and instructing you to remove the section before you deliver the completed form. Where a form includes a plain-language summary, the summary uses the same blanks as the form itself, so the two cannot disagree once the form is completed correctly.

If you cannot verify a blank from a reliable source, do not guess. An unverified blank left empty — or guessed — is worse than no form at all. Have a local landlord-tenant attorney complete it.

What formats do I receive?

Both of the formats a working landlord needs: Word (.docx) files for each document, so you can complete, save, and reuse them, and a compiled PDF of the full pack, so you can read the whole set in order before you start. The one-page “how and when to use” guide and the disclaimer document are included in every pack.

Will I get updates when the law changes?

Our products are issued as dated editions (the current line is the 2026 Edition). When a product is revised, the revision is sold as a new edition; earlier editions are not updated in place, and buying one edition does not include later editions. The edition and year are printed on every product so you always know which version you are working from. Laws change — before you use a form, confirm that the rules it depends on are still the rules in force where your property is.

How is the Georgia pack different?

The Georgia Landlord Forms Pack is a state-specific edition: the numbers and deadlines the national packs leave blank are built in, taken from Georgia statutes as of October 2026, with the statute cited on the form. It includes the Georgia pay-or-vacate notice, demand for possession, termination/nonrenewal notice, deposit transmittal and itemized statement (built around Georgia's inspection-list requirement), and a one-page Georgia quick-reference. It is still a set of templates — not legal advice, not reviewed by a Georgia attorney — and local rules and later changes in the law still have to be checked.

Who are these forms for — and not for?

For: US landlords — single-family, duplex, or small multifamily — who want consistent, professional paperwork with the state-specific items clearly flagged instead of silently baked in. Not for: anyone who needs a notice ready to file or serve in their state with no further work (that product does not honestly exist at the national level), anyone looking for legal advice rather than templates, landlords outside the United States, and large or institutional operators with in-house counsel and their own forms library.

How do I buy, and how is my purchase delivered?

Purchases are made through our storefront on Gumroad, and the files are available for download as soon as the purchase completes. Keep your download in a safe place and work from a copy, so your blank originals stay blank.

Can I share the forms with other landlords, or use them for properties I manage for others?

A purchase covers the buyer's own landlording paperwork. The files themselves are not licensed for resale or redistribution. If you manage property for others, write to us before buying so we can tell you plainly whether a product fits that use.

I have a problem with a file. What do I do?

Email support@formsforlandlords.com with the product name and a description of the problem. Support is by email only. If the file is defective, we will replace it.
