Products

Every product is a state-neutral template set unless it says otherwise: the structure and wording are done, and every item your state's law controls is a marked blank with a state law check printed on the form. Each product is delivered in Word (.docx) and PDF. All sales are final — please read the descriptions carefully.

General Forms and Notices Pack cover

General Forms & Notices Pack — 2026 Edition

Six forms, a one-page guide, and the disclaimer document · 16-page compiled PDF plus individual Word files · $69

The six notices and statements a landlord actually sends — drafted once, structured properly, and built to be completed under your state's law.

  • Late Rent Notice — a statement of amounts due that says on its face what it is: not a termination, not a pay-or-vacate notice, not a court filing.
  • Notice to Pay Rent or Vacate — a completion framework for the pre-filing nonpayment notice, with a space for your jurisdiction's exact required wording or official form.
  • Demand for Possession — a completion framework for demanding possession after a tenancy has ended or another ground exists.
  • Landlord Termination or Nonrenewal Notice — ends or declines to renew a tenancy, with the notice period, date, and any required reason statement as verified blanks.
  • Tenant's Termination Notice and Acknowledgment — the tenant's notice form, plus a landlord acknowledgment that confirms the move-out date and the deposit deadline that applies.
  • Security Deposit Transmittal + Itemized Statement — the move-out accounting, with a deduction table that requires an exact reason and a basis for every dollar.
  • How and When to Use Each Form — a one-page guide that sequences the six forms and opens with the localization checklist.

The pay-or-vacate notice and the demand for possession are the most jurisdiction-specific documents in landlording. They are sold here as completion frameworks, not as documents ready to file in any state.

Single-Family Lease Agreement — 2026 Edition

21 sections · Word and PDF · $79

A complete whole-house lease for a single-family rental: parties and premises, term with a fixed-term or month-to-month-conversion election, rent and payment, late charge, security deposit, utilities, use and occupancy, maintenance, entry, alterations and locks, animals (with the assistance-animal carve-out stated), smoking, insurance, assignment, default and remedies, termination and nonrenewal, holdover, move-out and abandoned property, notices, and disclosures.

Every deposit rule — cap, holding, and return deadline — is a blank, because those rules are state law. The front of the lease carries a state law check section listing every term to verify before the lease is signed; it is removed before delivery. Possession, if it is ever recovered, is through the court process only: the lease contains an express covenant against lock changes, removal of the tenant's property, and utility interruption.

Month-to-Month Rental Agreement — 2026 Edition

Short-form agreement · Word and PDF · $49

A lighter agreement for landlords who rent month to month, carrying the same floor as the full lease in a shorter document: rent, deposit handling as verified blanks, termination notice periods left to your state's rule with the check printed on the form, and the same court-process-only possession language. For single-property owners who do not need the full lease's machinery.

Screening & Application Pack — 2026 Edition

Four forms and a one-page guide · 17-page compiled PDF plus individual Word files · $49

  • Rental Application — applicant and co-applicant information, residence and employment history, occupants, vehicles, animals, references, and an authorization and certification block written to sit alongside a consumer-report consent. It promises nothing about what any report contains.
  • Screening Criteria Disclosure — a fill-in framework for stating your criteria before you screen: income, credit, rental history, criminal-history approach, occupancy. No criteria are baked in, on purpose — lawful criteria differ by state and city, and a form that ships with numbers filled in would be shipping someone else's law.
  • Application Fee Receipt — amount and refundability as blanks, under a state law check, because fee rules are state law.
  • Move-In Inspection Checklist — a room-by-room condition record with space for meter readings, keys, and photographs, signed by both sides at move-in.

Screening law — what may be asked, what fees may be charged, how criminal and eviction history may be used — varies by state and city and has not been verified for any state in this pack. Each form says what to verify before it is used.

Ohio Landlord Forms Pack — 2026 Edition

  • Ohio Notice of Noncompliance — Opportunity to Cure — under § 5321.11: the notice specifies the act or omission, and a tenant who cures it defeats the termination.
  • Ohio Termination / Nonrenewal Notice — under § 5321.17, with Ohio's notice periods built in: 30 days for a month-to-month tenancy, 7 days for week-to-week.

California Landlord Forms Pack cover

California Landlord Forms Pack — 2026 Edition

State-specific edition · Word and PDF · $89

Our fourth state edition, built the same way as the Georgia, Florida, and Ohio packs. Where the national packs leave a blank, this pack fills the rule in — taken from California statutes as of October 2026, with the statute cited on the form:

  • California Notice to Pay Rent or Quit — the 3-day notice for nonpayment of rent.
  • California Notice to Cure or Quit — for a curable breach of the rental agreement.
  • California Termination / Nonrenewal Notice — built as an election between the just-cause regime and an exempt property, with the exemption categories and required notice language presented as checks to complete, never silently assumed.
  • California Security Deposit Transmittal + Itemized Statement — built around California's deposit cap, the 21-day itemized-statement deadline, and the pre-move-out inspection right.
  • California Landlord Quick-Reference — two pages: the numbers a California landlord reaches for, each with its statute citation.

Built from California statutes as of October 2026. Statutes change and local rules apply on top of state law — many California cities and counties add their own just-cause and rent rules, which this pack does not survey. This pack is templates and a reference, not legal advice, and it has not been reviewed by a California attorney.

  • Texas Notice to Vacate — the written notice § 24.005 requires at least three days before filing a forcible detainer suit, unless a written lease sets a different period.

Duplex & Small Multifamily Lease cover

Duplex / Small Multifamily Lease Agreement — 2026 Edition

25 sections · Word and PDF · $99

A whole-unit lease built for two- to four-unit properties — one lease per unit, not a master lease. Each unit carries its own terms: per-unit rent, per-unit security deposit, and parking allocated by assigned space, all as blanks to complete. Shared systems and common areas are handled with duty allocations stated as blanks, under an on-form statement that no allocation shifts a duty the law does not allow the parties to shift.

Where units share a meter, the shared-utility section is a completion framework only: the allocation method, the billing records, and any fee are blanks — and the section disables itself on its face. If the law where the property sits does not permit the charge or the method, no charge is made and the service is the landlord's cost. Under the lease's several-liability section, one unit's tenant is liable for that unit's obligations only: the lease bars cross-unit charges, cross-unit deposit deductions, and applying one unit's payment to another unit's balance. Possession is through the court process only, with the express covenant against lock changes, removal of the tenant's property, and utility interruption.

Every term your state's law controls is a marked blank, flagged by the state law check printed at the front of the lease, to be completed and removed before delivery. It is not part of the Complete Library.
